These answers are based on the most common questions we receive from guests every year. They cover both villa classes, payment and cancellation terms, what to expect on arrival, and practical island logistics.

Booking & Reservations

How do I book a villa at Antiparos Homes?

You can book directly through our website using the Beds24 booking engine, which shows live availability and pricing. Choose your dates and guest count, select between Elegant Villas or Holiday Homes, and complete the reservation securely online. You can also email us at info@antiparoshomes.com or call +30 6909572998 to inquire about availability and receive a quote. Once you confirm, we send you a reservation confirmation with a deposit payment link.

What is the difference between Elegant Villas and Holiday Homes?

The estate has 5 independent villas in two classes. Elegant Villas (3 units: B, C, E) are 160 m² stone houses with two triple ensuite bedrooms (each with one double and one single bed), an additional WC, a spacious living room, a dining area, a shaded veranda with outdoor terrace, a private yard, and a private swimming pool. Holiday Homes (2 units: A, D) are 120 m² with one triple ensuite bedroom and one double ensuite bedroom, living room, dining area, shaded veranda, private yard, and private swimming pool. Both classes accommodate 4 to 6 guests and share the same estate location near Sifneikos Gialos, 90 meters from the beach and within walking distance of Antiparos Chora.

How much deposit is required to secure a booking?

A 30% deposit is required to confirm your reservation. Once you decide to proceed, we send you a reservation confirmation that includes a secure payment link via Stripe (credit card) and the option for a bank wire transfer. The remaining balance is due at check-in.

Can I request a specific villa unit?

You can let us know your preference, but allocation to a specific unit depends mostly on our booking calendar to best accommodate arrivals and departures. We note your preference but cannot guarantee assignment to a particular unit.

How far in advance should I book?

For peak season (June, July, August), book several months ahead. The best dates and villa classes fill quickly. For shoulder season (April, May, September, October), a few weeks of lead time is usually fine. Low season often allows shorter notice. Beds24 shows real-time inventory, so you can check availability at any time.

What are the minimum stay requirements?

During peak season (roughly mid-June through August), we normally have a minimum stay requirement of 5 nights. Shorter stays may be possible in shoulder and low season, or to fill specific calendar gaps. Exceptions are sometimes made for returning guests or special occasions. The Beds24 booking engine reflects the applicable minimum stay for your selected dates.

Can I book more than one villa for a group trip?

Yes. The estate has 5 villas in total (3 Elegant Villas and 2 Holiday Homes), so we can accommodate up to 28 people across the full complex. Multi-villa bookings are popular for family reunions, milestone celebrations, and friends traveling together. When you book multiple houses, we can offer an additional discount of up to 10% off our website rates. Contact us directly to plan a group booking.

Pricing & Payments

What payment methods do you accept?

We accept credit card payments via Stripe (our secure online payment platform), bank wire transfers, and cash on arrival. When is the balance due?

The remaining 70% of the total cost is due at check-in. You can pay by credit card, cash, or bank transfer upon arrival.

Are there discounts for longer stays?

Yes. We offer up to 10% discount for stays of 7 or more nights and up to 15% discount for stays of 14 or more nights. These are applied automatically through our booking system at the best available online price.

What is the Climate Resilience Levy?

The Climate Resilience Levy is a Greek government tax on all tourist accommodation. As of 2026, the rate for villas is 15 EUR per night per villa. This tax is not included in the accommodation price and is payable on site upon arrival.

Is there a deposit required for last-minute bookings?

For very last-minute bookings, the deposit may be waived. In those cases, you can pay the full amount after check-in. Contact us directly if you are booking close to your arrival date and we will let you know the payment arrangement.

Cancellation & Refunds

What is the cancellation policy?

The 30% deposit is fully refundable for cancellations made at least 30 days before arrival. For cancellations made less than 30 days before arrival, the deposit is generally non-refundable, particularly during peak season when the dates are harder to rebook. Can I change my travel dates after booking?

Date changes may be possible depending on availability and the rate conditions of your original booking. A shift to a different period can affect the total cost if the new dates fall into a different season. Contact us as soon as possible if you need to modify dates so we can check what is available in our calendar.

Do you recommend travel insurance?

Yes. Travel insurance is strongly recommended, especially for peak season bookings. It covers disruption scenarios outside normal booking flexibility, including illness, transport interruption, and unexpected cancellation. We do not sell insurance ourselves, but we recommend arranging one that matches the value and complexity of your trip, particularly when your route includes flights, domestic transfers, and ferry connections.

What if my flights or ferries are disrupted?

Contact us immediately with the details. Because flights, ferries, and island transfers can all affect arrival timing, early notice gives the best chance of finding a practical solution, whether that is a date adjustment, late check-in, or an alternative arrangement. Rebooking flexibility depends on the booking terms and the surrounding demand on the calendar.

Check-in, Check-out & House Rules

What time is check-in and check-out?

Check-in is from 15:00 (3 PM) onwards. Check-out is by 11:00 (11 AM). If you expect an unusual arrival time due to ferry or flight schedules, let us know in advance and we will coordinate accordingly.

How does the arrival process work?

Before your trip, you will receive emails for online check-in with all the information you need, including directions, access instructions, and contact details. If you arrive at Antiparos port without a car, we can pick you up. Our staff is on-site to greet you and show you the property.

Are there quiet hours or behavior rules?

Yes. These are luxury villa stays designed for comfort and privacy. Guests are expected to respect the property, the surrounding area, and neighboring residents. Quiet enjoyment, respectful use of outdoor areas, and sensible evening behavior are part of the guest experience. If your trip includes a celebration, tell us before booking so we can advise whether the plan fits the property and timing.

Can I bring extra visitors or overnight guests?

Guest numbers must match the confirmed reservation and the capacity of the villa class you booked. Additional overnight guests should not be assumed without prior approval, as occupancy, servicing, and insurance are all affected. If your group size changes after booking, contact us first.

Can I smoke inside the villa?

No. Indoor smoking is not permitted. These are premium accommodations and preserving air quality and the condition of the space is essential for all guests. Smoking outdoors should be done responsibly and with care for the environment.

Amenities & Services

Is daily cleaning included?

Yes. Daily cleaning is included in every stay at no extra charge. Our staff is always around to assist you with anything you need during your stay.

How often are sheets and towels changed?

Sheets are changed every 3 days. Clean towels are provided whenever you want, even daily if needed. We also provide swimming pool towels and beach gear.

Do you offer breakfast?

No, we do not offer breakfast. All villas have fully equipped kitchens where you can prepare your own meals. Antiparos Chora is within walking distance and has bakeries, cafes, and a supermarket for supplies.

Do the villas have kitchens and laundry?

Yes. Both villa classes have fully equipped kitchens designed for self-catering stays, including a Nespresso coffee machine in the Holiday Homes. Each villa also has a washing machine for longer stays.

Is there parking at the property?

Yes. There is plenty of free, secure parking space within the property. The parking is not shaded but is conveniently located right at the villas.

Are the pools private to each villa?

Yes. Every villa, whether Elegant Villa or Holiday Home, has its own private swimming pool and private yard. Pool characteristics may vary slightly between units.

Is Wi-Fi suitable for remote work?

Yes. The villas are set up for modern guest expectations, including video calls, messaging, and streaming. Island infrastructure is generally reliable, but if your trip depends on intensive work requirements, let us know in advance so we can help you choose the best option.

What entertainment is available in the villas?

Both villa classes include LED TVs with Netflix (50-inch in the living room, 40-inch in bedrooms) and a smart multimedia speaker with Spotify. The Elegant Villas also have built-in sofas in the living areas for comfortable indoor relaxation.

Getting There & Location

How do I get to Antiparos?

Most guests fly to Athens and then continue to Paros by domestic flight or ferry. From Paros, the main route to Antiparos is the short local ferry from Pounta, which runs throughout the year and is the standard option for both passengers and vehicles. In summer there is also a passenger-only boat from Parikia. Tickets for the local Paros-to-Antiparos crossing are bought on board rather than booked online in advance.

Can you arrange a pickup from the port?

Yes. We can pick you up from Antiparos port if you arrive without a car. Just let us know your ferry arrival time in advance so we can be there when you arrive.

Do I need to rent a car?

Not necessarily. The property is within walking distance of Antiparos Chora, where all the restaurants, bars, and shops are located, and the nearest beach is about 90 meters away. If you want to explore more remote beaches or the wider island independently, a rental car or scooter can be useful. We offer pickup from the port for guests arriving without a vehicle.

How far are the villas from the beach and town?

Antiparos Homes is located in Sifneikos Gialos. The beach is approximately 90 meters from the estate, and Antiparos Chora (the main village with restaurants, bars, shops, and a supermarket) is within comfortable walking distance. This combination of privacy and easy access is one of the strongest reasons guests choose the property.

Where exactly is the property?

The address is Sifneikos Gialos, Antiparos, Greece. Our Greek Tourism Licensing number (MHTE) is 1175K91001244401. The property is a gated estate with 5 independent villas on the seafront, near Antiparos Chora.

Children, Pets & Families

Are the villas family-friendly?

Yes. Families do very well here because the villa format offers private space, control over meals and rest, and a calm base. Both villa classes accommodate 4 to 6 guests. The Elegant Villas have a larger split-level layout with more room for children to move around, while Holiday Homes provide a compact and practical family arrangement.

Do you provide baby cots and children's beds?

Yes. We have two baby cots and two children's beds available. These can be added to the Elegant Villas due to their larger size. The Holiday Homes are more compact and cannot easily accommodate extra beds. An auxiliary bed can also be placed in the living room of an Elegant Villa if needed for a larger family group.

Are pets allowed?

Yes, pets are welcome at Antiparos Homes. Dogs in particular have plenty of space to play in the private yards. Let us know in advance if you are bringing a pet so we can note it on your reservation.

Is Antiparos suitable for older visitors or accessibility needs?

The villas are built on Cycladic terrain with some steps and level changes, particularly in the split-level Elegant Villas. If accessibility is a concern, contact us before booking so we can advise on the most suitable villa and any practical considerations.

Special Occasions & Group Bookings

Can you host weddings, anniversaries, or milestone celebrations?

Yes. We regularly host family celebrations, anniversary trips, and special occasions. The estate has hosted weddings, 50th wedding anniversaries, and large family reunions. When you book the full estate (all 5 villas), you have the entire complex to yourselves, which is ideal for private events and parties. Contact us early to discuss your plans so we can coordinate timing and logistics.

Can families or friends book the entire estate?

Yes. The full estate includes 3 Elegant Villas and 2 Holiday Homes, accommodating up to 28 people total. Booking the entire complex is a great option for large family gatherings, milestone trips, or groups of friends who want neighboring villas with complete privacy. We offer up to 10% discount off website rates when booking multiple houses.

Are the villas suitable for honeymoons?

Yes. The combination of privacy, private pool, sea views, and a quieter island rhythm makes Antiparos very well suited to honeymoons and romantic getaways. The Elegant Villas are particularly popular with couples who want a more spacious and design-led setting. Let us know if you are planning a honeymoon so we can help with timing and any special arrangements.

Can you help with restaurant reservations, groceries, or concierge requests?

Yes. We can help with restaurant planning, arrival groceries, local recommendations, and island logistics. These requests are very common and work best when arranged before arrival, especially in peak season when the best dining spots and services get booked quickly. Our team is on-site throughout your stay to help with anything that comes up.

Can you help with a custom request for an important trip?

Usually yes, provided the request is shared with enough notice. Special trips often involve transport timing, food planning, surprise elements, or specific service details that are much easier to arrange before the island schedule tightens. Tell us what matters most, whether the trip is centered around romance, family, or a group celebration, and we will suggest the right villa class and level of planning.
